As experienced letting agents, we carefully consider all tenant applications and link up the appropriate tenant to the property.

For professional tenants, we offer rent guarantee and legal expenses cover.
Alternatively, we have a long-standing and good working relationship with local Council offices.
Rent Deposit Scheme - which guarantees a deposit with Assured Short-Hold (ASH) tenancies of 12 – 24 months. If deemed necessary, advice can be given on council schemes that help the landlord bring the property to the necessary standard for Council tenants.

FEES
Our fees include the following services:
- Finding a suitable tenant
- References and credit checks
- Preparation of tenancy agreements.
- Statement of Condition (or inventory)
- Collection of rent
- Regular inspections of property with regular review sent to landlord on status
- Advising on repairs necessary (and if to be undertaken by our office)
- Advising on insurance and tax issues
Tenancy Appraisal
We can review your property and can offer advice whether suitable for tenancy either in private sector or through Council offices.
Deposit
We take responsibility for collection of deposit whether privately, or via a Government approved Tenancy Deposit Protection Scheme. We inspect the properties at the end of the tenure and deduct any money due for repair or damage.
Tenant
We do not advise tenancy less than 6 months and recommend on a renewable basis. As a landlord, this gives you flexibility to either re-let or re-occupy as required. However we follow your instruction and respect your requirements.
Rates and Services
Responsibility for water rates, council tax, telephone, gas and electricity is always that of the tenants.
Tax
For tax purposes, expenses can include:

- 10% of rent for depreciation whether furnished or unfurnished
- Interest paid to Building Society, Bank or Mortgage company
Insurance
We can offer and advise on suitable packages which include rent and legal protection insurance, house building insurance, home contents.
Eviction
If unfortunately, there is cause or need to evict a tenant, as part of our service to landlords, we can evict using our accelerated procedure - Claim for Possession of Property.

What is the process
Wentworth Estates aim to lease your property as efficiently as possible and dependent upon the initial condition of the property, hopefully within one week.
Following is a quick guide:

- We offer a free inspection and survey. Please make an appointment and an inspector will make an initial assessment.
- We can arrange safety checks for gas (Gas Safety Regiser (replacing CORGI) and electricity (NICEIC) and Energy Performance certificates to be carried out.
- Final Inspection - Once the works are completed a final inspection is carried out which may include an inspection from a Council Officer.
- Sign the lease - Once checks have been made and all documentation provided, we will arrange to sign the lease with you.
- Management Service - We endeavour to make regular visits (minimum of every two months) to ensure the property is being well maintained and also to notify you if any repairs or maintenance issues need to be addressed.
- We are required by law to provide information of rent to the Inland Revenue. If you are a non-UK resident, you need to provide a confirmation that you have met Inland Revenue registration requirements. We can assist you with this and provide a copy of guidelines.
